Job Summary:

We are seeking a highly organized and detail-oriented Pre-Construction Land Development Manager to oversee the planning, assessment, and expediting processes for pre-approved properties. In this role, you will evaluate the development potential of land, manage filings and permits, and facilitate the pre-construction process to ensure the successful sale of properties to developers. This is a unique opportunity to work at the intersection of land evaluation, regulatory compliance, and project management for a company that specializes in owning and selling pre-approved land parcels.

Key Responsibilities:

  • Land Assessment:
    • Conduct comprehensive evaluations of pre-approved land to determine its potential for development, including zoning, utility access, environmental factors, and market conditions
    • Collaborate with surveyors, engineers, and other consultants to gather necessary data and reports
  • Regulatory Compliance and Filings:
    • Manage filings for zoning changes, permits, and other required approvals
    • Ensure all projects comply with local, state, and federal regulations
    • Act as the main point of contact with governmental agencies and regulatory bodies
  • Planning and Coordination:
    • Develop project timelines and oversee the progression of pre-construction activities
    • Coordinate with internal teams and external stakeholders, including real estate agents, attorneys, and potential buyers, to streamline the sale process
  • Documentation and Reporting:
    • Maintain accurate records of all pre-construction activities, approvals, and communications
    • Provide detailed reports and updates to company leadership on project statuses
  • Market Insights:
    • Stay informed on real estate market trends and development opportunities in the regions where the company operates
    • Offer recommendations on land pricing based on assessments and market conditions

Qualifications:

  • Bachelor's degree in Urban Planning, Real Estate, Civil Engineering, or a related field (or equivalent work experience)
  • Proven experience in land development, pre-construction planning, or real estate project management
  • Strong knowledge of zoning regulations, permitting processes, and land use planning
  • Excellent project management skills with the ability to prioritize and multitask
  • Strong communication and negotiation skills
  • Proficiency in relevant software and tools, such as GIS systems or project management platforms, is a plus
