Primary Responsibilities of Project Manager

  • Oversee the entire deal process from initial site identification to final closing.
  • Conduct thorough research on site locations, demographics, and competitive landscape.
  • Negotiate business terms and deal structures for Letters of Intent (LOIs).
  • Manage the execution of contracts related to land acquisition.
  • Develop detailed proformas and financial models for potential projects.
  • Stay up-to-date with real estate market trends, dynamics, and opportunities.
  • Develop and nurture relationships with brokers.
  • Ensure project budgets are managed and adhered to within approved limits, including estimating and budgeting.
  • Oversee general contractors and third-party vendors.
  • Negotiate agreements, review bids, and manage contracts.
  • Order equipment and coordinate with internal teams to meet delivery deadlines.
  • Ensure all necessary permits are obtained and continuously improve best practices.
  • Coordinate and schedule ongoing maintenance for existing facilities.
  • Conduct environmental inspections and manage corrective actions.
  • Monitor permit expiration schedules and work with Compliance teams.
  • Negotiate favorable rates and services with vendors.
